Dubai Residential REIT achieved a record net profit of AED 1.28 billion for the full year 2025, representing a 14.5% year-on-year increase driven by robust rental income and a disciplined capital structure.
Total revenue rose 9.0% to AED 1.95 billion, supported by portfolio occupancy reaching 98.3% and a 6.4% increase in average revenue per leased unit to AED 53,524.
Profitability outpaced revenue growth as the adjusted EBITDA margin expanded to 76.4%, reflecting significant operational leverage and a high free cash flow conversion rate of 93.5%.
The Board proposed a final dividend of AED 550 million (4.2 fils per share), bringing total 2025 distributions to AED 1.10 billion, while the Net Asset Value (NAV) grew 12.6% to AED 22.05 billion.
