Valuation Report as of 30 June 2026

JLL Valuation L.L.C completed a portfolio re-valuation for Dubai Residential REIT as of 30 June 2026 for financial reporting purposes.
The valuation covers 41 property groups located in Dubai, including major assets such as Bluewaters, Citywalk, Al Khail Gate, Shorooq, and Ghoroob.
The report was prepared to comply with Securities and Commodities Authority (SCA) regulations and Dubai Financial Market (DFM) rules for publicly listed Real Estate Investment Trusts.
The portfolio consists of freehold and designated freehold tenures valued using Income (Discounted Cash Flow) and Market approaches.
